- Pittsburgh is the middle of our line. I-79 runs north from Morgantown through Washington into the city; I-70 and I-76 run east from Washington through New Stanton, Somerset and Breezewood. We buy on and near those roads, not across the whole state.
- The industrial market has loosened a little without breaking. Vacancy went from 5.5% at the end of 2022 to 6.8% at the end of 2025, so there is real choice for a buyer, while the best space stayed tight — Class A vacancy improved to 4.9% and warehouse space picked up over 570,000 square feet of net occupancy in 2025.
- Apartments stay full. Around 94% of Pittsburgh apartments are occupied at roughly $1,391 a month, and later tracking through early 2026 shows the same picture. Older brick buildings rent, they just need somebody to fix them.
- The counties along I-70 and I-79 are cheap. Median asking prices are about $250,000 in Washington County, $209,000 in Somerset County and $151,450 in Fayette County. That is inside our $100,000 to $2,000,000 range with room to pay for the repairs.
- Big money is arriving. Pennsylvania announced a $20 billion Amazon data-centre investment in June 2025 — the largest private investment in state history, with 1,250 jobs — and Pittsburgh extended its LERTA tax abatement from 10 to 20 years. Freight and trades work follow that kind of spending.
- Honest risk: the region had two straight quarters of negative industrial absorption in the second half of 2025, its first full negative year since 2017. We buy at today's rent, not tomorrow's, and we plan for a slow lease-up.

What we buy in Pennsylvania
Brick walk-ups and small apartment blocks in Pittsburgh's older neighbourhoods and the mill towns around it. Warehouses, garages, truck yards and workshops along I-79 and I-70 — Washington, Canonsburg, New Stanton, Somerset, Bedford. And the trades and supply businesses that keep all of it running.
The rule is simple: it has to be close to the road. If a building is more than 15 minutes from an interstate on-ramp, it is a good building for somebody else.

- Do you buy older brick apartment buildings in Pittsburgh?
- Yes — two to twenty units, at least 80% rented. Old boilers and tired kitchens are normal for us, not a reason to walk away.
- What will you pay for a building in Pennsylvania?
- Between $100,000 and $2,000,000, based on what the building is worth today and what the repairs will cost us — not on what it would be worth once finished.
