What we buy

Apartment buildings. Places where people live. Four units or forty. If half the units are empty and the boiler is older than we are, keep reading — that is usually a good sign for us, not a bad one.

Warehouses and light industrial. Storage, workshops, garages, small manufacturing, fenced yards. Buildings with a concrete floor and a big door tend to be worth more than the owner thinks.

The businesses inside them. Trades, service, repair and supply companies. Often the owner is ready to stop and there is nobody to hand it to. We buy those — on one condition: you stay involved long enough to hand it over properly. We come from an operator background, so the job after that is keeping it running and growing it with better technology, tighter process and hard work. Not cutting it apart.

How we pay for it

On past projects under $1M we covered both the purchase price and the whole renovation ourselves. No syndicate to poll, no lender deciding in week six that the roof disqualifies the building.

Above that we bring financing in, which adds time but not committees. Either way, one small group makes the call.

    We check the county records, the map, and what similar buildings nearby have sold for. If something does not add up we email you a question in plain words.

    Usually inside two business days: yes and here is roughly what we would pay, or no and here is why. A no from us is not a comment on your building — it usually means it does not fit what we do.
